Are you a realtor? Ever wanted to join a boutique brokerage with frequent 1 on 1 mentorship, connections, and a very personal experience.

Joshua Blank the founder of Trend came from big box corporate brokerages to form his own boutique brokerage called Trend Realty. Shortly after he created the brokerage, I joined immediately. I saw the writing on the wall. A better way to advertise and market as a brokerage for realtors as opposed to the burden all on the realtors themselves.

He saw the dinosaur thinking they deployed and how real estate was changing.

As Wayne Gretzky says, skate to where the puck is going, not where it is currently.

Long over are the days where someone calls a realtor to use that realtor. Real estate has changed because everyone has the apps on their phone and the market including the properties you have access to on MLS are also at their fingertips. They want to see a property they found. You have to be the realtor who gets in front of them when they’re ready to make a purchase. We have systems that deploy where the puck is going.

With Trend you get the following:

  • Access to High-Quality Leads that Get Texted to Our Agents
  • Proprietary Tech
  • Centrally Located Offices
  • Weekly Training
  • Full-Service MENTORSHIP with years of experience – assistance with showings, exclusive access to high profile professional networks
  • Weekly Zoom Calls focused on training, learning from experts
  • Survival Guide and Business Plan – A proven path to success
  • Social Media Expert on Staff
  • Transaction Desk File Review & Management
  • Assistance with Administrative and Paperwork
  • Agent Transaction Training – Videos, Facebook Group, etc.
  • Brokerage has Q&A videos and helpful toolbox kits to help agents.
  • Agent MLS Training – Videos, Facebook Group, etc.

We are also producing a new show called The Work and Play Show. Jaret Grossman will be the host where he will go over several topics each episode, share his screen and and discuss business development concepts, ideas, and ventures.

This will be about business and interject some fun elements into it such as movies, music, sports, and general conversations as teaching lessons for business and personal development.

We think this will be an exciting show. We are deciding whether to release it to the general public or if this will be a membership subscription to have access to. Any suggestions would be helpful.

Here’s an example of one recent post.

If you are producing $x Profit and you are in Y cities you have a formula of $X/Y per city, then it stands to reason you can produce straight line growth if you expand to a multiple of Y cities.

The reality is it is usually never straight line.

But there are ways to make it more of a formula.

Every business is different but there are usually several layers that are consistent to duplicate.

i.e. Gathering Intel -> Scouting Locations -> Setting up Distribution Channels -> Finding Talent -> Setting Up Advertising

The more of a formula you can make it, the closer it will get to the $X/Y Value of the Additional City. It may be greater if it’s a more dense area, or it may be less. But the way to make it be closer to $X/Y so you can keep expanding as opposed to $.2x/Y is establishing a more concrete formula of what works well and trimming the fat and running as lean an operation on cutting bloat, and giving the freedom on the fundamentals that are necessary to have enough wings.

Would love to help you understand this formula more closely and helping you expand while maintaining close to straight line or higher as possible.

Part of a deal is going back and forth on negotiations.

It’s usually all about compromise.

A deal is about being fair to both parties.

Unless you have such a powerful product or service that people beg for it and it is a bit one sided.

Apple’s iphone used to be like this. They are selling gold and people will line up. Peter Luger’s steak. There’s little compromise here.

You sort of deal with waiting in line at the Genius bar for 2 hours or having a lesser than atmosphere while eating your steak.

But for the majority of business deals, you need to compromise. Give a little to get a little.

The more you can flex, the more your counterpart will tend to flex.

If you want help with negotiation strategies when doing a deal please reach out to us as your consultant.

However, always consult a legal professional for your actual written agreements.

I like listening to music when I work. When I’m writing or sending out an email or researching something.

Linkin Park is a forgotten band from the ’90s and 2000’s. Love this music.

Sometimes I feel like this music is unrefined, of course…

But something about it just gets me juiced up and deeply appreciative of their talent as it pertains to the vocals and instrumental combination.

Enjoy and hope to learn about you one day.

You want to game plan and prep for the day to come the night before.

This is very helpful to get into a habit of focusing on your most important tasks.

The day is going to have some unexpected things happen.

Blocking out every hour works for some people and for many people it doesn’t.

But the most important part is to really make sure the most important tasks of the day get done.

And the way to hone in on that is the night before, by taking out some time to really focus on what you want to do the next day.

Make it a routine to go over this. Even if you’re in bed watching TV or talking with your spouse, just create a schedule or to do list in your phone of what you want to do the next day. Also, make a clear visual in your mind.

And the top of the list should be focusing on the real things that have to be done.

While creating to-do’s for the sake of to-do’s is helpful to jog ideas, what the purpose should fall back on should be revolved around the meat of what actually will move the needle in your business or profession or family life. Whatever needs attention. This takes time to really think about what’s most important. If you’re struggling to understand what will move the needle, then this requires some thought.

Action is the most important when it comes to business and you want to have sure-fire tasks that you know what to do.

Few things are harder in business than not knowing what to do next.

Your most important tasks of the day, should generally be done first.

If they are difficult tasks you can set aside time later in the day when you have more energy

Not everyone is a morning person. I get it.

You can do something light when you get up to get into the mode.

Maybe you like to walk the dog in the morning or answer some emails and texts on your phone or listen to music in the car.

The night before will really help you hone in on what the important tasks are and when you can squeeze them in.

Instead of watching TV or scrolling through Facebook just take 10 minutes to write down in your notes app or to do app you use what tomorrow looks like

Ideally this to do list should be synced to your computer or wherever you’ll see it often during the day or the next day.

If not, when you get to the office or your work desk you can transfer that night before list to your whiteboard or a notepad or somewhere more prominent

Generally you can have that second list more streamlined with just the raw bullet points of what needs to be done as opposed to every detail.

The goal of understanding what to do is less about a laundry list of things.

This is why some people refer to the 1 thing or the 3 hour work day.

I don’t buy into this philosophy generally. Outside of family time, I am generally spending nearly every waking hour working infused with breaks that give me enough energy.

Not to say I have it right. I probably could learn a thing or two about that, especially the focusing on the important thing aspect.

Regardless of the amount of time, the premise is important. Focus on making sure your main task and priority is taken care of.

Many times that I work, it’s new ideas or things that are trial and error. Sometimes you can get caught up in that behavior. You want all your tasks to lead to something and not for any tasks you do that you will look back as pointless. It might be hard to eliminate that altogether, but the premise is to make sure you’re getting the nut done and then the less important tasks done thereafter.

This way when you have to pull yourself away from work, you’re pulling yourself away from the not-so-important tasks.

See where the low hanging fruit is. Understand the best marketing tactics. Leverage a consultant who can help you see things from the outside, you are not seeing with tunnel vision. Bring on new life. It doesn’t have to be costly.

If you would like to hop on a call with us to go over things related to business, please schedule a time here. We do a one hour deep dive where we go over your needs as it relates to business expansion.

Episode 3 of 365 Series from Jaret Grossman – A Daily Video Every Day for a Year

DAILY POST FROM JARET GROSSMAN

You can’t suffer at end to please someone else.

If you’re not happy and they’re happy, that’s not a win win.

That’s a win lose.

A relationship or friendship has to have some balance.

Just like if you’re happy and they’re not happy, that’s unequal.

The key is to make both people happy.

Now obviously this isn’t going to be a level of equilibrium at every moment. There are times where you must sacrifice for someone’s well-being – which could last for a long time – but not long term in a relationship or friendship.

Which means sometimes leaving someone because they’ll temporarily be unhappy to then gain more happiness and be happy. Sometimes it’s brief. Sometimes you rekindle. Sometimes it just needs to last a day or a few hours. But it could be longer.

I’ve sacrificed most of the time and looked at leaving as more of the last of last resorts especially once I establish that person as important to me.

It’s better to not get started in something than to leave someone.

Some people are too coy with that – they get involved in relationships with the intention of it doesn’t matter if there’s a break.

Others like myself might be too on the other end of the spectrum.

I don’t know if the middle of that is the truth for me or anyone.

I believe the world has taken the supposed stability of relationships for granted thinking it’s more temporary than it should be.

But it’s important to recognize who is important in your life and do whatever you can to hold on to that.

From there, there will be ups and downs to ride through.

DAILY POST FROM JARET GROSSMAN

Sports are a great escape.

Right now there are four sports overlapping at this time of year – Football, Baseball, Hockey, Basketball.

The last couple of days, there have been rumors the Knicks are trying to get Embiid.

The Knicks lost to the Celtics in the season opener due to some key missed free throws, but definitely look to be promising. The Celtics are good.

I’m a Knicks fan and we had a great season last year.

Jalen Brunson is a stud. Really transformed the team.

In Basketball, like many sports you need multiple stars.

One star used to be able to do it years ago (and even then, you needed a Robin), these days you need multiple options to score especially late.

Playoff defense is not as important as it used to be  interestingly enough. Now it’s more about who can score big buckets late in the game. These guys are so good at making a shot that offense tends to outweigh defense.

The league has trended to be a great offense beats a great defense in basketball nowadays.

Why? Because they’re so good on the ball.

It’s harder to defend a shot than it is to make a shot. Steph curry makes 8 or 9 shots out of 10 if he’s open. A great defender brings that down to 5 out of 10.

The Knicks need a star.

I like RJ Barrett.

I like Julius Randle.

I just don’t think this team is constructed to win a championship title as is.

So the move that makes sense is bring in an elite guy to take pressure off of Brunson.

Brunson was their offense in the last 2 minutes of any game when they needed a bucket.

When the defense starts to clamp you need to score in tight spaces and make tough shots.

Julius and RJ are great in the season with 82 games where defense is more lax and I lean towards RJ more than Julius getting a bucket in a tightly contested game.

Julius is good for 20 and 10 every game night in and night out but as far as postseason play you should be having your stars come through to pull out close games.

Julius can do it on occasion with a 3 pointer you kind of cringe at that goes in.

RJ is developing and will be a star in the league. He has a bright future.

But Embiid is a once in a decade guy.

He is a 30 and 14 guy on any given night. That’s a world of difference in talent from Julius or even RJ although I probably look to keep RJ.

You go get that MVP caliber guy when he wants to come over. MVP caliber guys lure in free agents. So you might bleed with the trade in one respect, but you gain it back with a free agent signing that otherwise wouldn’t be available had you not got an MVP player they can play with to win a ring typically.

Do you give your whole team away and your future, of course not?

But the Knicks have four first rounders and they have to move off some of them.

I’d say that there are a few guys off limits – Brunson obviously and I love hart. Hartenstein is a stud down the stretch and he’s a smart player. I think Sims can be a really great center that you hold on to who is one of the most undervalued players in the  league – no one really understands how good that guy is at rebounding and getting a put back up from a hard fought board. Outside of the Knicks brass. I think DiVincenzo with the golden state mindset and Villanova championship mindset will transform this team to win tight games even if his play isn’t impacting every possession. That winning attitude and expectation becomes a real thing and is infectious.

But when MVP players become available you do what you can to grab them.

Do you do a Melo trade – not when Melo was already coming in a few more months – but were the Knicks exciting to watch – yes.

Embiid puts this team in a position to win and a Brunson Embiid duo is almost as automatic as you can get for a deep playoff run. Conference Semifinals or greater. Depending on how the role players play – they can be in for a deep run every year for the next 2 years and 3-5 years if they stay healthy.

I’m happy with the Knicks – looks like they’re turning a corner the last 5 years with this new management and understanding how to draft, develop, and make moves to bring in talent.

New York Sports have been more exciting to watch than the last 5-10 years have been.

I’d love to connect with you, find out more about you, including your favorite sports teams, and talk turkey and talk shop.

DAILY POST FROM JARET GROSSMAN

Life is so fragile

Resilient yet fragile

We go through a lot of crap

Watch a football game

These guys get roughed up 50 , 100 times a game

Yet you see an injury where’s someone is taken out of the game

We are resilient in life but it is so fragile

We can get taken away at any moment

From our loved ones etc

We have precious time that is borrowed

We don’t know minute to minute

My father passed away a couple years ago and my life forever changed.

I had to get closer to my mom and sister

My family was everything to me and then the whole dynamic changed in a day

My dad was my best friend and my teacher

He did it less through words and more through action. He spoke eloquently and in a direct way with few words in a mild mannered way. He would be able to communicate without yelling. He would be able to teach without a demeaning way – it would be about the situation through a different lens than directly about me doing something wrong.

This was masterful work on his part.

I am not at that level.

My life changed in one moment of life.

So make sure you take every moment seriously.

And some of that you may know and you’ll say I do but it’s a very different feeling when it actually happens.

All you will want to do is go back in time and fix things – things you did wrong or did not do or said in the wrong way or went to the wrong place.

It’s not easy to navigate life like that – regretting everything and small things.

But in the moment you need to spend as much time with your loved ones when you get the opportunity. You don’t want any regrets.

Not every moment you could have spent time and didn’t will replay in your mind – you don’t have to be perfect per se but enough of these moments will play that you’ll regret moments you could have been better.

More things play in my mind about misses than wins.

In my wrestling career I probably remember more losses than wins even though I went like 70-40 in my high school career (like 35-4 senior year) and like 104-14 in my college career.

Maybe this is how my mind works.

Maybe this is just a product of me not being good enough.

Probably a little bit of both.

A good amount is expected of me. I have lived up to a lot of it and missed a good amount of it.

That’s life I guess but also lifestyle.

We make decisions.

There’s a way to get better at decision making and that’s heartbreaking to process.

It’s tough to not beat yourself up over that – choice and decisions and what that means.

You have to have inner peace to make good choices.

DAILY POSTS FROM JARET GROSSMAN

My father passed away a couple years ago and not a day goes back I don’t think about him endlessly.

My father had a stroke sort of suddenly.

He had some complications from COVID in which he suffered severe vertigo.

His initial symptoms from COVID were mild but a few months later he had the vertigo episode with nausea, vomiting, and the room spinning.

He was rushed by ambulance to the hospital. They ruled out stroke, but he suffered with dizziness and imbalance for close to a year and a half before the major stroke happened.

COVID has some funny stuff to it. Whether it’s COVID or the vaccine or unrelated, who knows, but I am guessing it is definitely related.

My father passed away 6 days after the stroke.

It is been the hardest couple of years of my life.

That first day/week/month/year was just trauma, horror, and everything wrapped up in between.

You don’t know what to do with yourself, for yourself, for another.

In one end, there’s nothing you can do. At the other end, you have to play these scenarios in your head and it seems like a never-ending game.

One of my friends and business partners said to me when you lose a parent it doesn’t get better, it just gets different.

I think that sums it up generally.

The days without my father test me every day with new events and challenges – most importantly who I am.

I never knew who I was without my father it appears more to me each day.

When you have someone in your life you can never prepare to be on the other side of it.

You don’t want to prepare in essence.

But in reality you don’t know who you are.

And when you go through it to try to remain that same aura of a person when they’re gone is a battle – one that’s not frequently won.

The scars tend to change you but you have to shed the scars to find the healed person inside you to remain the character that your loved one fell in love with, and loved – they didn’t love the angry, sad, depressed, overly anxious person – and yet, it is so hard to fight those feelings that come on all the time after you have someone essentially taken from you.

I hope to have more understanding and meaning, but not just spiritual talk of hope, actually that there is a positive outcome. It’s too hard to bear at times.

Hoping there is always a true blessing all the way through.

If you follow the facts, ever since Israel was created, Israel has been invaded by neighboring Arab countries.

Nearly 20 Years after Israel was created, Israel was attacked in 1967.

Egypt who invaded lost the Sinai Peninsula and Gaza Strip.

Jordan lost the West Bank.

Syria lost the Golan Heights.

Imagine fighting a major war 20 years after you are formed as a nation? And a multi-front war?

Fortunately, Israel won.

Egypt again formed an alliance with Syria in 1973 and attacked on the holiest day for Jews Yom Kippur when it is known Jews observe and do not work.

To give some indication of how important it is to Jews who are not familiar, Sandy Koufax, the ace, refused to pitch Game 1 of the World Series because it fell on Yom Kippur.

Iraq joined the war and Jordan assisted Syria.

Israel again fortunately won and defended itself.

Despite winning these territory and regions, Israel has allowed individuals from these Arab countries to reside in their area. They did not demarcate the West Bank, Gaza Strip, and Golan Heights as Israeli residents only, which is what most countries would do when attacked.

Israel has been attacked over and over again in the region, but what is important nowadays is understanding this history when understanding the region in Israel.

The Golan Heights is probably the most strategic area to understand when it comes to military defense.

This is a mountainous region in the north that borders both Syria and Lebanon which is highly strategic.

When it comes to defense of Israel the Golan Heights can watch over and protect Israel as a whole, but it protects against defenses from Lebanon and Syria in the north.

Lebanon is said to have 150,000 rockets including precision guided rockets. Their aim if they were to wage war against Israel would be to overwhelm the Iron Dome, a missile defense system.

The Golan Heights is truly important for Israel to own and occupy because this is the high ground.

The high ground provides a tremendous strategic advantage in war.

If Israel gave this land up, this would complicate defense measures tremendously, and Israel’s existence could be compromised.

It is important for Israel to protect itself being the only Jewish state.

When many leaders of Arab territories and even nations have disdain for Israel, Israel needs to protect this land permanently that would otherwise complicate measures and the US has to back them in their effort.

Buying or renting?

If you are thinking of buying or renting, there are clear arguments for both.

Buying is a longer term play that has an asset at the end of it. Renting is a shorter term play that has more flexibility.

Most wealthy people have made their money in some form of another through real estate.

More millionaires have been created by real estate than any other profession.

Here’s the main argument for buying – you are putting your money in a rather safe investment (it cannot really drop below a certain floor if you buy right) and you are forcing yourself to make payments every month that you otherwise would not do on your own accruing equity (assuming there is a mortgage).

Most people are not disciplined enough to put a sizable amount of money away every month and never touch that money.

A mortgage forces you to do just that.

The negative drawback on buying is those payments you make monthly on a mortgage amount to many multiples on the purchase price over the course of 30 years. You could be paying $1mm in interest for example over the life of a loan.

That’s a lot of money put in to have a house that is worth usually less than that at the end of the 30 years. (i.e. Because of interest, you will probably be selling your house for less than what you put in over the years), but the key distinction is this…

A house is usually the biggest asset people own.

You have a place to live and an asset.

Let’s consider renting for a moment…when you rent you only have a place to live.

When you rent there is no equity you are building. You pay money every month and after 10, 15, 20 years you have nothing to show for it. Every month you pay in and there is no asset.

At the end of your term you are at the mercy of your building or landlord if they raise rents on you. Sometimes they cannot increase more than a certain amount but other times they might raise rent on you by 20% if the market changed considerably. This sounds crazy but it has happened quite frequently in many areas coming out of the pandemic.

The other thing to consider are carrying costs though. When you rent you don’t have these. When you buy you have carrying costs. i.e. Insurance, Taxes, potential HOA fees, and Repairs and renovations.

When you rent, you have peace of mind for a year (or the term you agreed to) that your rent will not change. You have maintenance who can take care of things.

The downside to renting is you typically have more frequent neighbor problems, and management issues that you wouldn’t otherwise experience if you buy a place at the location of your choice.

When buying or renting the key distinction to understand is how much is the monthly going to cost for apples and apples and the down payment obviously.

When I say apples and apples I mean what would $4000 per month for a mortgage vs. $4000 per month for a rental get you.

Generally $4000 per month in rent will yield you a better living environment (i.e. new construction) than a house with a $4000 monthly payment (Principal + Interest, Taxes, Insurance, HOA Fees). You can sacrifice your living conditions to own but you can also repair it any way you would like and put in whatever repairs you want.

If you are buying something that needs renovated bathrooms, you can renovate those to the exact specifications you want.

But renovating costs money also.

Renting requires virtually no upfront costs.

If you don’t have a cushion, buying is probably just not an option for you at all.

If you are sitting on some cash, parking some money in real estate is always a great option.

Real estate does not appreciate as much as some other asset classes, but it does appreciate #1 and #2 it is generally much safer than other investments due to the floor that is built in.

Here’s the real rule for me and many astute folks who consider buying vs renting.

Buying is more secure personally and spiritually so there are obvious effects to that. Renting is by nature a more transient experience. So if you want stability you buy.

Dollars and cents wise…When rent becomes more than an amount that is palatable, you are better off buying.

For instance, let’s say you draw the line at $30k or $60k or $100k per year on housing. At some dollar amount it is absurd to spend that on rent. For every situation it is different, but in many opinion spending $40k on rent per year, it just makes economic sense to own. Even if you can afford it, it’s just crossing a threshold where that money can be going towards an asset.

Obviously when you own, you have to put in the down payment plus closing costs. Closing costs are a sunk cost. Figure 3% of the purchase price in closing costs and depending on your creditworthiness and other factors, be prepared for that to potentially go up. You can always back out of the deal, but you have to be careful of the deposit you put in that offsets some of the down payment costs.

Depending on what programs you choose and qualify for, the typical down payment program is 20% plus closing costs. However, that can be modified with an FHA loan, VA loan, or conventional mortgage programs to bring that down from anywhere from 3% and up. This really depends on a lot of factors. Many people falsely think they can get a mortgage for 3% down for any house they want. This is not how it works with the lenders and banks. Many of these programs that offer some kind of subsidy or assistance for home ownership are very area specific, home specific, and consumer specific. You can read more about it in our Residential Mortgage Buying Guide.

All in all, you ,might have to put down 25% of the purchase price to acquire the home and the question is – do you want that money in the house? That really depends on finding a quality deal that supports your living conditions plus the right conditions for appreciation.

The mortgage process of buying a home is very frustrating to say the least and needs modifying.

Of course there are more costs and time associated but the rental process is so easy that the buying process looks very unfavorable in these days to many folks.

The upfront costs required are the main reason people rent as opposed to buy, but even if you have the money to put down, the approval processes are very very tough since ’08. The pendulum swung way too far IMO to try to protect from risk.

Let me go over a few things that will save you time, headache, and aggravation. But no matter what you do be prepared to be a bit aggravated in these times.

First off, interest rates are at a high relative to where they have been with the average interest rate as of October 2023 is approx. 8% compared to 2%-3% a few years ago.

I am not a mortgage loan originator but from my experience of buying, let me give the breakdown of what I wish I knew previously about it because the system needs some changing.

When you apply for a mortgage there are 3 major types of residential loans with the major points to know:

FHA – These are subsidized programs that help with the down payment – a lower % such as 3.5% to put down to acquire. These are only available to certain homes under a certain price range based on the area. Even if it is under a certain price, a condo for example may not qualify for FHA – you have to look up the condos that do qualify under FHA. Ask your lender about a “spot” loan if the house may not qualify

VA – If you are a veteran ask about this loan.

Conventional – This is your traditional loan which is usually 20% down. There are ways you can get a 3% down conventional mortgage but those are rare. You want to ask lenders about what programs they offer with conventional based on employed vs self employed, your ballpark credit score, if you have credit, etc.

If you are purchasing as an investor or a second home they might want 25% down. There are lenders who can get this number down to 15% but it usually more than your primary residence.

The main thing to understand through the whole process is:

You cannot really shop around once you choose a lender you are going with. Yes, you can shop with the disclosure form they give you early on but that is not the actual approval you are given. The approval determines what you will actually be coming down with and paying monthly on.

Unfortunately, you won’t really know if the lender is any good until you are deep in the process of the loan. Loans take usually 60 days. A great lender can get things done in 2 weeks if conditions are right (income, credit score, appraisal, house doesn’t require applications/condo approval, etc.). But you really won’t know if the lender is good until about day 45 because at day 58 the bank could come back and say they need an extension. Listen to advice like this ahead of time to prepare.

Really get some information from the lender before proceeding with the application. on all the different programs and what they require because…

To get started with anyone, you will need to pay an appraisal fee.
Then you might need to pay application fees and the paperwork from a condo association may not be transferrable from bank to bank.
So unless you want to keep paying these fees, you are in all likelihood, using your lender until the close.

And you can be nearly certain that the lender will pull some things on you in the last minute – whether that is points, or higher closing costs than anticipated, or funding a bank account with reserves.

You will usually be provided a Conditional Commitment Letter a few weeks in to the process, which means you are credit approved but not final approved.

That conditional letter could state 10 or more items that they want explanations on or more details about, or they could require you to open a bank account with them and fund that account with a certain minimum dollar amount to start a relationship with them.

There are things the banks require last minute that you kind of have no choice but to do if you want the house, because you have no options at the late hour just before closing.

Besides the down payment, you need 6 months PITIA reserve requirement meaning 6 X what the monthly payment is (Principal + Interest, Taxes, Homeowner’s Insurance, and More)

You might have prepared extensions and you do not really have time to start the process with another lender if one lender is making you jump through hoops.

There are things to be aware of ahead of the process before you start that will give you an upper edge.

Ask your lender to send you info on all the programs before applying.

i.e. Down payment programs and the credit score requirements, if it is Qualifying or NonQM, etc.

The main thing to understand is if you are employed as a W2 or self employed. W2 income is easier to qualify for than self employed generally. $150k income as a W2 vs $150k as a self employed business owner is unfortunately not treated the same. Self employed business owners have to go through a lot more paperwork and if you have deductions / add-backs that complicates the process further. If you are self employed, you want to find a lender who can . The next important thing to understand is credit. There are two main types of loans – Qualifying Mortgage and NonQM loans. Most loans go through Fannie Mae / Freddie Mac. If you have a decent credit score but you are not getting through from Fannie and Freddie, then you need a nonQM loan which typically requires a 660+ credit score.

When they pull the credit, not only is it the score that they rely on but the inquiries within the score. They do not like any late payments within the last year so you want to go through dispute processes if you can prior to applying for a mortgage because most lenders will ask you to remove active disputes while applying. So you can’t start disputes during it.

I have a credit score blueprint guide on how to improve your credit score – these are the best tactics that work fast without wasting time like a lot of other advice you may have received that don’t exactly work. For example, just because you have a credit score that exceeds 660 on your Experian app for example, it does not mean you have a score over 660. First, a consumer score is different than a financial score what lenders rely on and there are 3 scores not just 1 and these are things I go over in the blueprint guide. You can buy the Credit Score Blueprint Guide here.

All in all you need to pick a quality lender who has amazing reviews or was referred to you by a friend in a similar situation as you (self employed vs W2) . If you want a very smooth mortgage prepare to have the following before you buy:

20% Down payment + 5% of the purchase price for closing costs + 6 Months PITIA Reserves in one checking account + additional assets to show + a great credit score with very few inquiries + some additional cash to fund a bank account with the lender

If you do not have the above, stick to renting or you really need to find a lender who specializes in special programs with lower down payments and lower credit scores which there are plenty of them around – but there is more to it generally than expecting to buy a home with 3.5% down and $0 closing costs unless you are buying a single family detached home in a very low income area, and you qualify with the exact criteria the program is looking for.

The mortgage process needs some modification. There are hoops to jump through because eviction is a nightmare and they know this. That is why they are extra cautious but they’ve gotten way too risk averse.

I can almost guarantee that the banks will not be doing enough transaction volume to be profitable and will need government financial assistance if these processes sustain itself. This is why you are seeing 5% CD’s because they need money from other sources.

When the average person making a nice 6 figure income of solid employment with tax returns, has difficulty buying a home in a decent area, that is a systemic problem.

Israel is the nation for the Jewish people and that causes conflict for some folks.

Let’s understand the region.

Take a look at this map here.

List of Arab League countries by population - Wikipedia

Everything in green is part of the Arab World (what you call Arab League).

This Palestinian argument that if they get that tiny land in the middle there called Israel there will be peace should raise some flags with anyone sane and rational.

The Jews have 1 state. That tiny nation in the middle there.

The Jewish people have not been welcome historically in many territories, had no home as of the early 20th century because they had been essentially ousted from every place they occupied in the past, and the Jewish people faced the worst genocide in the history of the world as a race/religion.

This genocide that was aimed at wiping off every Jew off the world happened LESS THAN 100 YEARS AGO!

Let that sink in.

If you never want to see a genocide again, you understand the importance of a home, especially with nuclear power for defense.

Just look at the map to understand the gravity of what the Jewish people and Israel faces from their nearby territories, some who are more outspoken than others on their hatred but nevertheless this is the one land for the Jewish people that must be protected.

Any argument that says give up this tiny piece of land is quite misinformed on the Balfour Declaration, the British occupation of Palestine, the conflict in the region, and the historical roots of Judea including artifacts and digs that prove this land belonged to the Jewish people long before any other group ever took possession of it.

Protect this state for the Jewish people.

I have been a consultant to many folks for over a decade now.

We have worked with a lot of folks bringing ventures, products, and business ideas to fruition.

Let me give you an example.

We created a proprietary protein supplement.

This may seem like it’s tough or reserved solely for big manufacturing brands, but you can be creating products like this for your brand as additional revenue streams.

This was a proprietary blend of isolate whey protein (Think Isopure) Plus Sweet Potato as the carb source (instead of the high sugar or high glycemic index carbs in most shakes) and a lot of additional ingredients and blends in there to help with recovery. it was an expensive formulation but one of the highest quality products on the market.

The process begins with formulation development, product sourcing, design development, label creation, and then moving to manufacturing/development and eventually bottling and stocking. Ultimately, we finish with moving to promotional materials and advertising the product.

My company has the ability to guide you through this entire process and create everything for you. Whether it’s this type of product or in another industry.

Let’s work together to create some products for your business.

Book me for a full 2 day immersion where I come out to you and travel out to your location of choice and we work together on your business.

This is a deep dive experience of two back-to-back 15 hour days of intense business consulting.

I am deeply drawn to religion.

Almost every thought I have comes back to why do things exist in this way.

One of the most profound traveling experiences I have had has been in Israel, specifically Jerusalem.

Not only is this one of the holiest cities in the world (outside of some of the smaller towns like Safed), but it is one of the most beautiful cities in the world visually.

The sights are breathtaking. I suggest you go take a trip there regardless of your belief system or religious beliefs.

This is a holy land for all Jews, Christians, and Muslims alike. So much history for all 3 religions in this one place on the map.

The Temple Mount, The Church of the Holy Sepulcher, the Dome of the Rock, the Temple Mount, the Western Wall, the Old City, the City of David, the Mt. of Olives, etc.

Take a trip over to the Dead Sea, Jericho, and the surrounding cities and nearby churches like in Bethlehem.

It is truly incredible to see all these sites.

When I was 13 years old I went to the Western Wall and got Bar-Mitzvah’d. The visual of seeing the Western Wall the very first time I was there was imprinted in my brain.

These are memories that last a lifetime but there is significance beyond the realm of normal remembrance.

The Western Wall is profound for Jews to be able to pray for the times of peace, and to put a prayer in the wall through a message on paper.

The Church of the Holy Sepulcher is said to be the holiest site for the Christians.

The Dome of the Rock is said to be covering the birthplace of the rock from which the earth was created.

All these sites have so much meaning. Whether you believe in religion or not, you cannot deny its’ spirituality or the deeply profound beliefs, when you are there.

Again, when I revisited Jerusalem in 2022 for a third time, I was deeply moved by the experience of visiting all these sites.

You want to be able to visit this holy land, feeling safe.

These are one of the many reasons why it is important to understand the importance of keeping Israel and its people safe and sacred.

DAILY POST FROM JARET GROSSMAN

The propaganda machine from several misinformed sources are trying to make you forget the horrific acts on Israel.

If your family was taken hostage what would you do?

What do you do as a nation when people are slaughtered other than wipe out the group that did this?

Israeli citizens were brutally attacked in their homes.

Israel has a duty to deploy a plan to 1) Return the hostages safely 2) Get rid of Hamas who is the biggest threat to Israel and the world 3) Ensure to its citizens this will never happen again

If this was a plan by a proxy administered by an actual Country, then ensuring the protection of Israel is deeper than the Strip and this could escalate but only because another country administered these orders akin to a Pearl Harbor or Kristalnacht.

If you don’t understand the history of the land in Israel, I suggest you do some research.

1) Artifacts and digs have shown the land of Israel to be occupied by Jews historically, including the City of David.

2) Almost all religions demonstrate Judea as the land of the Jews, which is modern day Israel.

3) The Jews defended themself in wars on their land against many tribes and empires, including the Roman empire, the Byzantine Empire, Alexander the Great, but even when they were conquered they still were allowed for the most part to maintain occupation in their homeland of Israel probably due to the significance of the area.

4) After World War 2 and the atrocities of the Holocaust which was designed as a genocide on the Jewish people, the Allied Powers who Won the war agreed the Jews needed a home and the historical land of Israel was under British rule at the time, so through treaties enacted Israel as the home for the Jewish people. When you compare the size of Israel to the Arab states which include Syria, Lebanon, Saudi Arabia, Egypt, Iran, etc. Israel is a tiny size of land equivalent to the size of New Hampshire or New Jersey. The argument that if the Arabs had the New Hampshire land there would be peace all of the sudden between Arabs and Jews is a terrible formulation of an idea to achieve peace. It is simply false.

5) Even though Jewish people purchased land pre and post World War from both Arabs and non-Arabs in this territory at sometimes 5x+ Fair Market Value, the propaganda machine makes you think land was taken from the Arabs and the Jews pushed them out of their land by sheer force.

6) The land was mostly baron land when the modern day Israelis took possession, and Jewish people built up Israel to this bustling country of office buildings, hotels, and roads to what it is today. The argument that the Palestinians should be granted the land is akin to someone taking over a desert and investing capital to build beautiful buildings and roads, and someone wanting the building with investing 0 capital, time, and effort. Whatever the argument is – If you take a who was here first or who rightfully conquered the land last – these arguments both point to the Jewish people owning this land.

7) Israeli business owners employ and provide jobs to a significant % of Arabs and Palestinian people, and provides business to the surrounding Arab countries.

8) The Jews were invaded by Arabs throughout their 75 year existence and the Jews defended and won the Gaza Strip, West Bank, and Golan Heights, Despite winning, the Jews allowed the Palestinians to reside in the land, in which there was a % of that people that are proven to be enemies of Israel to still reside in the land complicating defense measures further. Israel could have just created borders and established the land as a Jewish only state which they did not do out of righteousness.

9) If it were not for the Iron Dome, thousands and thousands of Jewish civilians would be killed every year just based on statistics of how many unprovoked rockets have been fired from neighboring territories.

10) Israel is extremely welcoming as a home to Muslims, Christians, and people of all walks of life, religions, races, and creeds. Israel has democratic principles that treat men and women fairly unlike other neighboring areas. If you go to Jerusalem you will see the Armenian Quarter, the Muslim Quarter, and the Christian Quarter. Israel protects all religions unlike some other neighboring countries. You will see all types of business owners in Jerusalem who are Muslim, Christian, Armenian. Israel and Judaism is protective of the freedom of religious principles.

I really invite you to do research on the above to understand the conflict in the region and the history of the area and you make informed decisions on what you support and who you support.

The Jets won on my birthday!!!

Very happy and excited being 3-3 at this point of the season with probably the toughest 6 game schedule any team faced. That was a great win with 4 scoring drives, but the 4 turnovers were phenomenal to watch.

Even though the secondary was banged up going into this bout the defense played incredible and really won the game for them with Mo punting the opposition deep nearly every time, and the offense playing virtually mistake-free.

A great defense keeps you in games, and they’ll be promising football to watch because this defense will keep them in games when the offense isn’t clicking.

If the offense plays mistake-free like it did yesterday and creates multiple scoring drives like they did, they will be OK this season.

The Super Bowl aspirations the Jets had were because of Aaron Rodgers joining this kind of quality defense, but if the Jets can make the playoffs this year, a good defense can take you very far as we saw with the Giants in their two Super Bowl runs.

Winning games like this makes the season interesting.

There have been times in my life where I have been an avid fan of sports and times where my interest has waned.

If you take sports for what it is – an outlet to enjoy without getting too caught up on politics or the fact that these athletes make deca-millions to play a game – you can enjoy it for what it is.

Sometimes you have to tune out for a season or two, but all in all sports are great entertainment.

I believe yesterday was a birthday gift spiritually for me. Me and my dad used to watch Jets games a lot. The fact that the Jets played the 5-0 Eagles on my birthday and hand’t beaten them in 12 prior visits, says a lot to me that this was spiritually divine to get a win on my birthday.

I am in belief of a lot spiritually but of course my faith has been tested and questioned since my father’s passing, but you have to have faith. There are so many synchronicities in life you cannot ignore.

I remember when the Jets beat the Colts in the playoffs back in the Mark Sanchez years, one of my best friends passed away that year, and the Colts missed a field goal that allowed the Jets to win – sometimes you get the feeling that someone up above just pushed that one to miss.

Maybe yesterday had some divine intervention from my father and/or G-d as well.

Who knows.

The Jets defense played to win and we are proud of them.

My Birthday was celebrated yesterday at Matteo’s, one of my favorite restaurants. If you are ever in Boca Raton, highly recommend the Penne a la Vodka or the Marinara sauce if you’re a red sauce lover.

Thank you to everyone who reached out to me to wish me a Happy Birthday.

Today is my birthday. I find birthdays are always important to celebrate with family members and to do something exciting for yourself. Whether that’s go to a nice place to eat you always wanted to go to or do something for yourself you really enjoy, especially with people you love.

I am a big JETS fan and I will be watching the game today. I hope they win.

It’s been an awful couple of years from me since my father passed away. We used to always watch Jets Games together or talk about them when afar. It was always a kindling moment for us.

Here’s to watching it and knowing my dad is in spirit and soul with me always.

Thank you to everyone who reached out to me wish me a happy joyous celebration today.

Israel is one of the only countries (if not the only country) in the world that does something called roof-knocking.

They alert civilians of an opposing country that they are going to be attacking or bombing that site, forewarning them to get out.

America certainly does not do that to enemy buildings.

Israel has been administering millions of leaflets in Gaza telling citizens of Palestine to get out and escape Gaza for they will be attacking the entire area.

Hamas is asking for the civilians to stay in Gaza because they are hoping there will be a PR spin on the fact there are Palestinian casulaties from Israel’s defense and attacks.

The American public and rest of the world is not that stupid to believe this incredibly deceiving PR to try to spin the invasion of Hamas on Israel.

Hamas is asking for civilians to stay and ultimately, die.

Israel wants Palestinian civilians to escape, to live.

It is vital to understand the difference.

Hamas has decided to build up a terrorist organization filled with weapons, and develop intricate passageways and tunnels predominantly as a network of secrecy and to smuggle arms throughout Gaza. They could have used those resources to provide water, food, shelter for its Palestinian people.

I ask you to do your research on the area and conflict and understand who wants people to live regardless of race, religion, and creed and who supports a high quality of life.

The horrific acts in Israel prove a two state solution is not a solution.

Sects of Israel granted to Palestinians (i.e. Gaza, Golan Heights, West Bank) result in additional attacks on Israel, albeit from religious extremists like Hamas – it is more frequent than can be reasonably protected from.

While there would be nothing more wished upon than peace and for everyone to get along, there is a higher percentage of extremists that Israel has faced, more so than any other other group. You cannot provide more land to a group of people who have a high percentage of extremists who wish serious injury and harm to you. All that will happen is giving up land and having less land to defend yourself from further attacks from the same extremists.

This event is about hostages who were taken and civilians slaughtered. There is no gray area as to what side of the fence you should be on with defense and duty to uproot that evil.

This is not an opportunity to have an argument about land and who should own what despite Judea’s history and Britain having control before the most recent transfer.

Unfortunately for the civilians of Palestine, there will never be a formidable two state solution, because of this. If extremists cannot be contained within their own community, how can you provide more of your land to that group? All you will have is a smaller state to defend yourself. There is no other solution than to root out the extremists and to build yourself up to be as strong as possible to defend further attacks from future extremists.

It is unfortunate for a majority of Palestinian civilians who do just want peace and wish no harm, because there would possibly be a peace deal if proof of decades and decades of peace and function, but not for extremists.

300 miles of underground tunnels were built by the occupying government in Gaza the last several decades instead of providing civilians better living conditions – that says enough. There is a lack of human values differing from what free democratic states share for its citizens.

Israel is the ONLY state for the Jewish people and their entire existence could be at stake with escalation from the neighboring states.

This is a religious attack and after 6 million Jews were hunted and killed in the Holocaust, this is precisely why a Jewish home with the ability to defend itself is so important.

With so many Americans killed and perhaps taken as hostages, this is an American problem.

Foreign policy is something extremely important to the US, and the understanding of Israel and the Middle East region is a fundamental element of how to preserve not just world affairs and business with multiple countries, but preservation of America. You don’t protect your own country by being uninvolved.

Any presidential candidate that is using this as a platform that tries to discuss a strategy of provide funding, but don’t get involved is very misinformed about the complications in the Middle East and the Israeli ally that maintains democratic principles and keeps the whole area in check.

There needs to be a qualified understanding of how to control instability that ultimately does affect your country through pervasive effects of business and minimizing threats.

The events in Israel leave little room for interpretation.

There is one group attacking civilians in their homes, and performing some of the worst acts in the history of mankind to babies, women, and elderly.

There is ZERO defense to these acts and if you think there are, you remain part of a terrorist problem.

This is not an opportunity to wedge an argument about land or a two state solution. Condemnation to the attacks is the only response.

This is unfortunately, a one sided attack on a religion/nation with collateral attacks on Americans/Christians/etc. Where most Muslims/Arabs do dissociate with and condemn these attacks.

Jews represent 2.4% of the total population and face over 50% of all religious hate crimes.

This is not a land argument in which we can go down that path of the British conquest of Palestine, and the Israeli purchases from Arabs and non-Arabs many times at 5x FMV (lest alone the historical facts and artifacts on the land of Judeah dating thousands of years), and the defense of the Gaza strip, Golan Heights, and West Bank in several wars and attacks on them and their land, and where Israelis still allowed their outright and outspoken enemy chanting “death to Jews (and America)” mind you, to reside in their territory for decades after its defense, obviously complicating their defensive measures.

This act here is a terrorism issue. This is a religion issue, where again, the proof exists yet again in plain sight how the Jewish people cannot feel safe.

This is the exact reason why the Jews have always needed a home. And why a two state solution is a one state solution – sects of Israel granted to Palestinians result in additional attacks on Israel, albeit from religious extremists like Hamas – it is more frequent than can be reasonably protected from.

There is no gray area behind terrorism – you either stand behind a country defending itself from such, or you are directly or indirectly supporting the slaughtering of innocent people solely because of the nation they belong to or the religion they belong to, and if that is the case, I reiterate you should be ashamed of your thought process on the matter.

This event is not a deal, agreement, lobby, protest, or negotiation which there may be a more complicated solution at play.

This was a slaughter on citizens solely because of their religious beliefs, on the magnitude of several 9/11’s when relative to the proportionate population size.

Israel is the ONLY state for the Jewish people and their entire existence could be at stake with escalation. It was at stake many times before with the most recent one at the hands of Nazi Germany and this is the most horrific attack since Nazi Germany initiated with Kristalnacht.

All of the neighboring countries from Israel welcome other religions openly. However, they are not so welcoming to the Jewish people.

If there isn’t any state for the Jewish people to call home especially with nuclear capabilities, there very well may be no Jewish religion in the world.

We said never again after the Holocaust as Jews, and we said it after 9/11 as Americans, and now again we will stand by Israel’s defense to ensure terrorist attacks like these never happen again.

When this first happened and I understood the severity of these attacks on Israel, I said that the US needs to send its troops and place them along the Israeli border and Europe needs to raise their hand saying they are on stand by in the event of escalation.

The world needs to understand the strength of the allies involved and the forces that will galvanize against terrorism. Importantly, the countries’ response to these attacks on Israel emphasizes the willingness to preserve the democratic state of Israel within a land amongst several neighboring non-Democratic countries with populations that have expressed their dislike and hatred for Israel (and Americans).

This is a US problem, not just from an Ally standpoint, but there are many Americans who have been murdered, and many Americans who are trapped over there and cannot get out.

I hope you recognize quickly who stands behind Israel in these barbaric attacks.

If someone opposes US aid when there are actual Americans involved, how safe do you feel when visiting other countries?

The next cruise you take, European trip you take, or trip to your family’s homeland to enjoy your roots that may be in a foreign country…

Please support Israel in its rightful defense and world DUTY to attack Hamas evildoers and whoever pulled the strings to unleash these proxies.

These events are merely a reflection of the death and destruction this nation the size of New Hampshire faces every day – and the vile desires that are shared by many across the region – a hatred towards a religion and a limited understanding of the historical events and facts that led to the creation of Israel.

Thoughts and prayers to Israel.

Please support Israel in its rightful defense.

These recent attacks on Israel are not some form of liberation or organized uprising. This was barbaric.

Whatever countries are affected with citizens part of the attacks or a shred of belief in democracy (Thank you for any country that raised their hand with military support so far), I hope you are all on stand by to defend Israel.

This is a test of commitment – to show strength as an ally to democracy and in opposition to terrorism – to show any country behind this attack that you are in support against brutal acts for a future event.

Israel must do their thing with wiping out HAMAS off of the Gaza Strip who Israel practically and pragmatically donated even after winning the land in a previous war.

My firm belief is the $6 BN provided by the US to Iran assisted in this attack.

Appropriate action will have to be taken. Whether this war lasts a week, a month, or a year depends on how successful the hostage rescue is on the ground.

Joshua Blank the founder of Trend came from big box corporate brokerages to form his own boutique brokerage called Trend Realty. Shortly after he created the brokerage, I joined immediately.
